Market Appraisal

  • Carry out appraisal
  • Take photographs for marketing material including details, internet presence on local, National and international websites which includes Rightmove, OnTheMarket, Hayward Tod, and Mayfair etc.
  • Advertisement in local press: - including Cumberland News, Cumbria Life Magazine etc.

Prospective Tenants

  • Vet applicant before viewing as to suitability
  • Accompanied viewing if required
  • Application process - Carry out referencing (including credit search, employment, character and Landlord)
  • Report recommendations to landlord regarding suitability of applicant
  • Collect the first month’s rent – Prepared S/O for tenant in respect of landlord details
  • Produce and provide tenancy documents (witnessed and signed)
  • Give keys and Landlord instructions to tenant

Included Additional Services

  • Inform all the Utility companies for you i.e. gas, water, electric and Council Tax
  • Collect the rent each month and arrange for it to be paid into the Landlords bank account
  • We will conduct periodic check and send a written report of any maintenance work required
  • We will conduct a final inspection when the property becomes vacant before re-letting or returning it to you
  • Fees are deducted from the first month’s rent which is obtained in advance and commission deducted from each month’s rent
  • A photographic inventory of the property to be held on file

There is a Maintenance Service provided, where in the event of any problems occurring the tenant will contact us and not the Landlord. We would then contact the Landlord to give them the opportunity of resolving the problem from their own resources, or alternatively they can instruct us to send one of our local approved contractors to remedy the problem. Once works have been completed a copy of the invoice will be sent to the landlord and payment deducted from the next rent payment due to the Landlord.

  • All associated costs will be the Landlord’s responsibility

  • Collect deposit and register with The Tenancy Deposit Scheme – required by law to be registered either by agent or landlord
  • By law you will require an Energy Performance Certificate (EPC) £80 + VAT
  • By law a gas certificate is required £70 (no VAT)
  • Registration of deposit with The Deposit Scheme (DPS) £25.00

£250 + and monthly Commission of 12% + VAT
